One of my favorite spots all throughout my 30 years here in Jacksonville, I always find my way to the lakes \u2014 it&#8217;s an Irish pub in Jax Beach and you should too. Why wouldn\u2019t he? I get it. I would too, no doubt about it. We&#8217;re going to talk a little wellness. We&#8217;re talking a little real estate. We\u2019ll talk a little home inspections. So let&#8217;s welcome in the panel right here at Lynch&#8217;s. Let&#8217;s start with Todd. Todd, great to have you. Welcome back. How are you doing?<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Man, this is a show I know why we\u2019re doing it. It&#8217;s too much fun meeting all these people, out and about, businesses, being part of a conversation \u2014 it&#8217;s just what it&#8217;s all about.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Great to have you on the show as always. Kurt Stein, how are you? From Mand Inspections?<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Yes. I heard Wally Conway \u2014 our buddy. So, here we actually work out on the beach every once in a while.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>You do all the SEAL workouts and things that he does?<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Not that, but it\u2019s like a little bit different. Something different.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Okay, cool. How long you been in the inspection business?<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>So I started in 2017, 2018. And it\u2019s been a rollercoaster ride, but it\u2019s kind of a good run.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>So cool. Was real estate your background?<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>My background is engineering. So I did that for a while, I moved into operations and kind of running a little miniature business, and then had some bad inspections in my time. So I thought there was an opportunity to do inspections better.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Okay.<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Fast forward to today \u2014 I\u2019ve got a team of 22, and we\u2019ll be in about 7,000 houses this year.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Very cool. Congratulations. What sets you guys apart from other inspection companies?<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>So, most inspection companies \u2014 they\u2019re pretty similar. It\u2019s a pretty standard service, but there\u2019s a lot of little things that can differentiate somebody from another.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Yeah. Different details, how you communicate\u2026<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Like for us, we provide a couple reports for free along with the home inspection. Turnaround time, how the reports read \u2014 so a lot of little things.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Very good. Great to have you on the show, of course.<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Appreciate it. I&#8217;m a Florida girl. Sappho has great beaches down there. Farmer\u2019s market, restaurants \u2014 super fun. And so it\u2019s going to be a women\u2019s retreat. I go there all the time. It\u2019s a great beach.<\/p>\n\n\n\n<p><strong>Speaker 1<\/strong><br>That&#8217;s the beach I grew up on \u2014 Wilbur by the Sea, Ponce Inlet. So I\u2019ve been doing exercise my whole life. I\u2019m a beach girl.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>What do you do? You do a little yoga? Like what?<\/p>\n\n\n\n<p><strong>Speaker 1<\/strong><br>You\u2019ll be doing yoga, fire circle ceremonies, cacao, sound healing, breathwork, energy work \u2014 the whole nine yards. And we\u2019re also going to be doing really cool pampering stuff, like facials and taking baths, long lunches. It\u2019s really retreating. I tell people, you know, when you go on vacation, sometimes you come back and you&#8217;re like, \u201cUgh, I need a vacation from my vacation.\u201d You&#8217;re like exhausted.<\/p>\n\n\n\n<p>And I\u2019m telling people that retreats are different because you actually feel retreated. You feel refreshed and euphoric. We schedule intentional time of <em>nothing<\/em> \u2014 because when do you actually have sacred space for nothing? Right? Reflection, journaling\u2026 you want to take a nap, you want to read a book \u2014 that\u2019s it. We\u2019re really going to allow ourselves to actually feel retreated.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>There&#8217;s something to that \u2014 to center your body, for sure.<\/p>\n\n\n\n<p><strong>Speaker 1<\/strong><br>Yeah. Honor our temple, right? We have been given this temple \u2014 so you got to honor it.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>We&#8217;re always worrying about everything else. Take care of yourself.<\/p>\n\n\n\n<p><strong>Speaker 1<\/strong><br>Exactly.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Healthy and strong.<\/p>\n\n\n\n<p><strong>Speaker 1<\/strong><br>Totally different thing for everybody. Whatever your health may be \u2014 it doesn\u2019t matter how you look or what you\u2014 whatever it is. How healthy and how you feel about you.<\/p>\n\n\n\n<p><strong>Speaker 1<\/strong><br>It&#8217;s vitality, right? It\u2019s how you feel. The external is one thing, but\u2026<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>It\u2019s a lot of it.<\/p>\n\n\n\n<p><strong>Speaker 1<\/strong><br>That\u2019s why I tell people I want the inside to shine as brightly as it does on the inside \u2014 outward. So you\u2019re really getting that reflection.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>And not to get, you know, better off. But at the end of the day \u2014 God loves us all. So take that with you, hopefully you get it.<\/p>\n\n\n\n<p><strong>Speaker 1<\/strong><br>Okay.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Thanks for being here. How\u2019s the real estate game treating you lately?<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>It\u2019s pretty good. It\u2019s good.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Good!<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Last year was a real tough year for most realtors in Jacksonville. We had a settlement with the Department of Justice, so the way realtors get paid changed \u2014 although it&#8217;s working itself out. People are realizing that even though we can\u2019t disclose commissions and what the commissions are&#8230;<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Right, right.<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>&#8230;people still have to get paid and they need representation. So it\u2019s doing okay \u2014 people are finally getting around to that.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Good. And how\u2019s our market these days here in Jacksonville or Northeast Florida?<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>My opinion is that we\u2019re turning into a buyer\u2019s market. Not just flipping from a seller\u2019s market to a buyer\u2019s market, but every day when I look at the reductions of prices in the MLS \u2014 there\u2019s 50, there\u2019s 20, and they\u2019re happening. There might be 300 or 400 a week just in the areas I look at where prices are reduced.<\/p>\n\n\n\n<p>There is no such thing as a bidding war anymore.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Okay.<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Somebody asked me about that the other day. You know, \u201cPrice it low and get a bidding war.\u201d And even if you price it low, you might not get your price on that very listing \u2014 because it&#8217;s not that market anymore.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Yeah, no doubt. Though you all are holding your breath for interest rates?<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Then, yeah \u2014 as realtors, you\u2019ve got to ebb and flow with all that. You\u2019ve got to ride that wave or you\u2019ll get wiped out.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Right.<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Real estate is cyclical anyway. But my company, Traditions, does \u2014 we don\u2019t only sell property, you know, listings and property \u2014 but we also do tenant placement.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Oh yeah?<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Yeah. A place to live. A lot of people just want to rent, no doubt. And we have a very large property management department.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>That\u2019s a very \u2014 I\u2019m seeing that. We&#8217;re seeing it in our best sellers.<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>I think we\u2019re older as people doing this. We started doing this in like 2000, just around 2000, because we were in the historic area \u2014 the historic district. And then people would call us and say, \u201cCan you help me find a tenant?\u201d And then we started doing it for money. So together, they work.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>That\u2019s smart. You guys are doing both. Right? I mean, let\u2019s face it \u2014 we have an affordability crisis in Jacksonville, for sure.<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>And that \u2014 and especially when people were getting foreclosed on. It was just terrible for a long time. The market didn\u2019t recover\u2026 and then COVID hit. And, you know, they had to start all over again.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>That\u2019s a great point. But real estate in Jacksonville \u2014 it\u2019s a phenomenal place to live. There\u2019s no doubt about it.<\/p>\n\n\n\n<p><strong>Speaker 3<\/strong><br>Any part.<\/p>\n\n\n\n<p><strong>Speaker 2<\/strong><br>Yeah. There\u2019s something for everybody. That\u2019s true. Kind of like this show \u2014 there\u2019s something for everybody on this show. Thanks so much for being here.
