Weathered the storm for the next 5 yrs when many could not survive.<\/span><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading question\" id=\"h-what-makes-you-unique\">What makes you unique?<\/h2>\n\n\n\n<p><span class=\"answer\">My company is me. You get me through the WHOLE process.<\/span><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<p><strong>Transcript:<\/strong><\/p>\n\n\n\n<p><strong data-start=\"281\" data-end=\"298\">Sarah:<\/strong><br data-start=\"298\" data-end=\"301\">Welcome back to another episode of <em data-start=\"336\" data-end=\"359\">Real Estate Champions<\/em>. I&#8217;m your host, Sarah Olsen, and today we are talking with my new very best friend, <strong data-start=\"444\" data-end=\"457\">Ed Tooker<\/strong> of HomeSmart. He is a broker\u2014did I say your name right?<\/p>\n\n\n\n<p><strong data-start=\"515\" data-end=\"530\">Ed:<\/strong><br data-start=\"530\" data-end=\"533\">Tooker. You got it.<\/p>\n\n\n\n<p><strong data-start=\"554\" data-end=\"564\">Sarah:<\/strong><br data-start=\"564\" data-end=\"567\">I told him I wanted to make sure! Ed and I are on a first-name basis now.<br data-start=\"640\" data-end=\"643\">Welcome, and thank you for being on the show. I\u2019ve gotten to know a little bit about you, but in your own words, tell us about your longevity in real estate and what you\u2019re doing now.<\/p>\n\n\n\n<p><strong data-start=\"828\" data-end=\"835\">Ed:<\/strong><br data-start=\"835\" data-end=\"838\">This is my second time in real estate. I used to live in Atlanta, and for ten years I practiced real estate there. I moved back to Jacksonville\u2014which is the best-kept secret. I love it here. This is my third time, last time, moving, and now was the right time to get back into real estate. I worked for a big company, went through some downsizing, and decided to jump back in now that I\u2019m in Jacksonville again.<\/p>\n\n\n\n<p><strong data-start=\"1251\" data-end=\"1261\">Sarah:<\/strong><br data-start=\"1261\" data-end=\"1264\">So you started your career in 2006. Anyone who&#8217;s been in the business knows that 2006 was a <em data-start=\"1356\" data-end=\"1364\">unique<\/em> time to get into real estate. You learned quickly how to develop a business in a not-so-great market.<\/p>\n\n\n\n<p>For new agents entering today\u2019s challenging market, talk a little bit about that experience.<\/p>\n\n\n\n<p><strong data-start=\"1562\" data-end=\"1569\">Ed:<\/strong><br data-start=\"1569\" data-end=\"1572\">Take on everything you can and learn everything you can. It was scary in that first year\u2014sometimes you only have one closing while you&#8217;re trying to build your business. And then came the global financial crisis.<br data-start=\"1783\" data-end=\"1786\">I learned short sales first. Then foreclosures. Auction homes. Whatever I could get my hands on, I learned. I had no idea what I was doing at first, but I figured it out. Research was harder back then, but I found people around me, worked with great companies, and had great colleagues.<\/p>\n\n\n\n<p>A lot of agents feel there\u2019s a stigma\u2014like if you\u2019re used to selling million-dollar homes and suddenly the market shifts, you shouldn\u2019t touch short sales or foreclosures. But that mindset can hold you back.<\/p>\n\n\n\n<p><strong data-start=\"2282\" data-end=\"2292\">Sarah:<\/strong><br data-start=\"2292\" data-end=\"2295\">We\u2019re seeing some of that now\u2014more short sales and foreclosures trickling in. I don\u2019t think it\u2019s going to be like before, but refusing to learn those skills can be a pitfall.<\/p>\n\n\n\n<p><strong data-start=\"2471\" data-end=\"2478\">Ed:<\/strong><br data-start=\"2478\" data-end=\"2481\">Exactly. Back then I had agents tell me, \u201cI only sell million-dollar homes.\u201d That\u2019s not a good mentality. Don\u2019t overextend yourself\u2014your car, your house\u2014because our business goes up and down.<\/p>\n\n\n\n<p>Learn what you can. Stay up to date. There\u2019s so much happening, so much to know. Don\u2019t overthink it\u2014just do it. Educate yourself, learn something new, and share it. That\u2019s how you build a niche.<\/p>\n\n\n\n<p><strong data-start=\"2870\" data-end=\"2880\">Sarah:<\/strong><br data-start=\"2880\" data-end=\"2883\">You mentioned research\u2014now the internet is a wealth of information. And of course your broker supports you. Tell me a little about HomeSmart.<\/p>\n\n\n\n<p><strong data-start=\"3026\" data-end=\"3033\">Ed:<\/strong><br data-start=\"3033\" data-end=\"3036\">HomeSmart is in pretty much every state now. We\u2019ve been around 25 years and just celebrated that with a new logo. Great company. I used to work for one of the companies they purchased along the way.<br data-start=\"3234\" data-end=\"3237\">We\u2019re a 100% commission brokerage with great resources and tons of information. I can reach out to so many helpful people. They\u2019re awesome.<\/p>\n\n\n\n<p><strong data-start=\"3378\" data-end=\"3388\">Sarah:<\/strong><br data-start=\"3388\" data-end=\"3391\">At RSA\u2014the Real Estate Agent Success Academy\u2014we teach about different types of brokerages. With a 100% commission model, you get all your money, but you\u2019re also your own business manager. Your expenses, your marketing\u2014it all comes back to what you said earlier about not overextending yourself.<\/p>\n\n\n\n<p>You came into real estate, took a hiatus, and then returned.<\/p>\n\n\n\n<p><strong data-start=\"3749\" data-end=\"3756\">Ed:<\/strong><br data-start=\"3756\" data-end=\"3759\">Yes. I got my license in 2006 and practiced for about ten years. I moved, decided to come back to Jacksonville\u2014I\u2019ve been here since 1988. I think this is the most amazing city and it\u2019s growing into a place everybody wants to live.<\/p>\n\n\n\n<p>People ask daily, \u201cHow\u2019s the market in Florida?\u201d And I say, the market is great. It\u2019s very regional\u2014even down to individual neighborhoods. Some neighborhoods aren\u2019t selling much, while others can\u2019t keep inventory.<\/p>\n\n\n\n<p><strong data-start=\"4206\" data-end=\"4216\">Sarah:<\/strong><br data-start=\"4216\" data-end=\"4219\">Before we wrap up\u2014connection is so important. You moved away, came back, and you\u2019ve said you\u2019re never leaving again. Making those personal connections and being welcomed back is huge.<\/p>\n\n\n\n<p><strong data-start=\"4404\" data-end=\"4411\">Ed:<\/strong><br data-start=\"4411\" data-end=\"4414\">Connections matter. I\u2019m not the agent who gets up early and calls 50 people a day\u2014that\u2019s never been me. It\u2019s a good method, but I\u2019m successful by getting out there, doing events, networking, and being part of the community.<\/p>\n\n\n\n<p>If you get involved and serve, good things come back. People notice. And that\u2019s where success comes from. It\u2019s important for agents to understand who they are and what works for <em data-start=\"4817\" data-end=\"4823\">them<\/em>. There\u2019s no one-size-fits-all approach.<\/p>\n\n\n\n<p><strong data-start=\"4865\" data-end=\"4875\">Sarah:<\/strong><br data-start=\"4875\" data-end=\"4878\">Absolutely.
