I&#8217;m your host, Sarah Olson. I&#8217;m so happy to introduce our friend all the way from Manhattan. We have Jason Berisha with DiGiulio Commercial, where he\u2019s a commercial director. Jason, welcome to the show.<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>Thank you for having me on. I appreciate it.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>We\u2019re so glad to have you. You look nice and warm and cozy in there\u2014New York is probably hustling and bustling right now.<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>Everybody\u2019s hustling and bustling in New York City.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>It\u2019s my favorite city\u2014absolutely my favorite city.<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>It\u2019s the best. The absolute best.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>Tell us a little about you. When did you get started in real estate, and what does your role look like now?<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>I got started in real estate almost nine months ago\u2014coming up on a year. I started in March, so I\u2019m very new to real estate, but we continue to hustle. I did residential for about six months, and honestly, I wasn\u2019t a big fan. There\u2019s a lot of emotion in residential\u2026 you really have to convince your clients about certain apartments.<\/p>\n\n\n\n<p>But once I transitioned into commercial real estate, I felt motivated immediately. I realized I loved it. It\u2019s all negotiation and numbers. In commercial, if the deal makes sense, it works\u2014there\u2019s no emotional process like in residential.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>Yes, there\u2019s definitely a left\u2010brain\/right\u2010brain thing between residential and commercial. So you recognized early which one fit you. What made you even go into real estate?<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>Honestly, a buddy of mine wanted to go into finance, and he said maybe real estate tied into that. He decided to try real estate, so I tried it with him. But he didn\u2019t stick with it\u2014he dropped out\u2014and I just kept going. And I ended up loving it. I couldn\u2019t ask for more.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>That\u2019s fantastic. So nine months in\u2026 any success stories yet?<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>Oh, definitely. We\u2019ve been killing it. We do a lot of retail leasing and multifamily investment sales. We have around 30-plus exclusive listings gathered in just three months\u2014everything from rent-stabilized units to free-market buildings, to hotels, to mixed-use spaces.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>Wow. So you\u2019re a fast learner\u2014very impressive. What\u2019s been your biggest challenge getting started? Any moments that stand out?<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>My biggest mistake early on was caring too much about what clients <em>thought<\/em> they needed. Some clients really don\u2019t understand their own needs yet.<\/p>\n\n\n\n<p>We know the market. In retail, for example, clients always say they want foot traffic and good deals. But ultimately, it always comes down to <strong>numbers<\/strong>. If the numbers work, the space works. If the business works, they\u2019ll make the location work. And my job is to negotiate on their behalf.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>So even in commercial, you\u2019ve found that some clients lean emotional\u2014when commercial is really a financial decision. That makes sense. And honestly, I can see it in your personality\u2014you definitely found your niche.<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>Thank you!<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>Do you have a mentor you\u2019ve been able to learn from?<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>I do. My broker, Justin DiGiulio\u2014he\u2019s the owner of the company. He runs one of the best training programs in Manhattan. He helps agents get into that hustle-and-bustle mindset.<\/p>\n\n\n\n<p>And being young in this business\u2014I\u2019m only 19\u2014it\u2019s incredible to have that support. We have a team of ten people.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>Oh my gosh, I had no idea you were only 19! That is fantastic. You know you must be 18 to even get a real estate license.<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>Yes, I was 18 when I got my license. My birthday was in June, and we\u2019ve been going full speed ever since.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>That\u2019s amazing. My academy is actually going into high schools starting in March to participate in career fairs, because educators are seeing more and more students go straight into real estate than ever before.<\/p>\n\n\n\n<p>So help me understand the mindset. At 19, fresh out of high school, going into real estate\u2014what drives that? Is it entrepreneurship? Building wealth? Something else?<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>I think it\u2019s both\u2014creating your own wealth and becoming an entrepreneur\u2014but also becoming someone you want to be. Real estate teaches you so much.<\/p>\n\n\n\n<p>You\u2019re not just behind a computer. You\u2019re interacting with people. You deal with buyers, sellers, renters\u2014you get to know everyone. You develop emotional intelligence. You build relationships.<\/p>\n\n\n\n<p>And honestly, creating wealth through real estate is one of the easiest and most accessible paths out there. You just have to love it and be willing to put in the work.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>That\u2019s fantastic. You really are living the dream. I\u2019m blown away\u2014you\u2019re only 19, but you\u2019re smart, focused, you found the right brokerage and the right mentor. Kudos to you.<\/p>\n\n\n\n<p>Any advice you\u2019d give our audience\u2014especially new agents?<\/p>\n\n\n\n<p><strong>Jason:<\/strong><br>Yes. Be consistent, hustle, and get the deal done. Getting the deal done is the most important thing. You can be scared, nervous\u2014whatever\u2014but at the end of the day, it all comes down to getting the deal done.<\/p>\n\n\n\n<p><strong>Sarah:<\/strong><br>I love it.
